Preparing Your Home

The preparation phase stands out as particularly crucial. It is not just about making improvements, cleaning, or staging your home; it is also the phase where we start to put the marketing strategy into action.

I have partnered with some of the most respected photographers and videographers in the industry who will assist me in laying the foundation to craft a captivating story for your home that will appeal to potential buyers.

Listing Debut

Once your home is ready and the marketing collateral has been created, we are ready to present your home to the market. Our immersive marketing strategy includes a soft launch as a "Coming Soon" listing to build awareness and anticipation. The full launch, preferably on a Thursday, involves your home reaching potential buyers multiple times across multiple mediums. We ensure your property gets the exposure it needs by publishing it in the MLS, which syndicates with hundreds of digital media sites, including all major websites such as Zillow, Trulia, Redfin, and Realtor.com. Social media and Google ads are launched next, showcasing your home where buyers spend much of their time: on their phones.

Email announcements are sent with interactive photos, videos, and a dedicated single property website, and postcards are mailed to mailboxes within a 10-mile radius. Studies show that for consumers to make a purchasing decision, they need to spend 7 hours of time, with 11 touch points from at least 4 different platforms to feel comfortable moving forward. Understanding this information is why our immersive marketing strategy for a home’s listing debut has been so successful.

As important as digital and social media marketing is, real estate, at its core, is a physical experience. Even as technology advances, nothing can compare to the experience of walking through a home — of grounding yourself in the space that could shelter your family for years to come.

Even as technology improves, nothing can fully replicate the emotional connection that can come from being in the physical space that is your home, and open houses offer that opportunity for connection. Allowing potential, qualified buyers to experience your home first-hand means more exposure and an even greater chance of finding your next buyer.

That being said, the perfect open house experience doesn't happen by accident.

Offers & Negotiations

Offer presentations happen anytime we receive and offer. I will call you to schedule a time to review the details and recommend a strategy for response. There are several elements, or terms, that we will review and discuss:

  • Price
  • Deposit
  • Terms
  • Conditions
  • Inclusions and Exclusions
  • Contingencies
  • Closing or Possession Date

Responding to an offer - If more than one offer is received, I will present all offers and discuss together the best way to respond. I have created an easy-to-read spreadsheet which will allow us to view all important terms for the offers side-by-side for quick comparison.

Acceptance of an offer - Once all parties agree to all terms of the offer, and counter if applicable, the agreements will be signed and then I will open escrow on your behalf. At this time, my team will also send you an email outlining all key dates and important information to consider as you are officially in escrow.

The Escrow Process & Closing

The escrow process is a crucial step in selling a home, providing a neutral zone for managing critical transaction elements securely. Upon accepting an offer from a buyer, the buyer deposits a sum of money into an escrow account held by a third-party escrow company. This ensures that neither party gains an unfair advantage. The escrow account serves as a holding place for the buyer's deposit and your property's title.

During the escrow period, a timeframe known as the "Buyer's Contingency Period" begins. Contingency refers to a condition of the agreement of sale that must occur for the transaction to progress. Depending on what was agreed to in the contract, the buyer may have several contingencies in place.

Closing escrow is the final step in the home selling process. All of the time and treasure you've invested was made with this moment in mind.

Upon receipt of the buyer's final funds, escrow will notify title who request filing of the grant deed with the county reorder’s office. Once the county has properly recorded the grant deed, we will be notified. That frees us to complete one of our favorite responsibilities — giving you a call to share the great news:
